Policies of interest to landlords
- We write leases with rent due on the 1st day of the month. We send rent to landlords the same day we get it.
- Late fees belong to the landlord.
- Security deposits are forwarded to landlords for the duration of the lease. We collect the equivalent of a month's rent under leases for single family houses and duplexes
as market conditions allow.
- We lease with no charge to landlords.
- The MLS is available for leasing and sales. We make no charge for its use. If another real estate agency produces a tenant acceptable to you, you will owe a
commission to the other agency, usually a half month's rent. Use of the MLS is the landlord's option but in the current market the MLS has become the main route to exposure on the internet, which in turn has become the main focus of the people in the market.
- No upfront deposits are required from landlords.
- Monthly statements accompany rent checks along with copies of repair requests and invoices. We supply annual statements in January along with 1099s.
- We qualify prospects to standards appropriate
to the property and to any legal requirement the Landlord stipulates.
We invite owners to make final judgments.
- We believe property should be kept in a good repair.
We do most maintenance with our own staff
and warranty our work. We do not make a profit off this work; in fact,
we have been subsidizing it, more than we intended most years.
- We keep up with property law and help landlords
stay in compliance.
- Our agreement with owners has a one-year minimum term.
- Our fee is 10 percent of the rent. We have no other fees for owners.
- Our goal is to treat the property we manage the same as our own.
